Hillside Ordinance revisions underway

 

The City is in the process of revising the Hillside Ordinance to clarify some of its language while maintaining its original intent - to protect our precious ridgelines, hillsides, and open space.  The revisions were approved by the City Council on 8/14/06.

Lafayette has long recognized the importance of preserving its ridgelines and open space.  This is clearly articulated in our General Plan, which lists as its guiding principles the following:

  • Preserve and enhance the character of Lafayette as a semi-rural community.

  • Create and maintain a strong sense of community in Lafayette.

  • Protect the natural and scenic quality of our surrounding hillsides and ridgelines, creek areas, trees, and other vegetation.

  • Encourage the involvement of citizen volunteers in land use and policy planning.

The principle of protecting our hillsides and ridgelines is enforced through our Hillside Development Ordinance, aka the Hillside Ordinance, Title 6, Chapter 6-20 of the Lafayette Municipal Code.  In brief, the Hillside Ordinance articulates development restrictions on or near the city's protected ridgelines, such as prohibiting development within setback areas near the ridgelines, limiting the visibility of development from public viewing areas, and preventing significant grading or scarring of hillside terrain.

 

Burton Ridge is classified as a Class 1 ridgeline, giving it the highest level of protection from development.  No development can occur within 400 feet of the ridgeline, or be within a 15 degree downward declination from the top of the ridge.
